Project Manager – High-Rise Residential
We're working with a well-established developer / builder on a high-rise residential project and are looking to bring on an experienced Project Manager to lead projects from pre-construction through to closeout.
This is a leadership role where you'll be responsible for driving schedules, managing budgets, coordinating consultants and trades, and ensuring successful delivery from start to finish.
Responsibilities
You will be involved across the full lifecycle of the project, including pre-construction, construction, and closeout.
Pre-Construction
You will support consultant procurement, review proposals, and ensure scope completeness across all disciplines. Working alongside the development team, you will help establish preliminary budgets, coordinate drawings, and manage the permitting process to ensure projects are set up for success.
Construction
You will take ownership of project execution, managing budgets, schedules, and risk throughout the build.
This includes working closely with estimating and site teams to establish and maintain project budgets, preparing and managing tender packages, reviewing scopes, negotiating contracts, and awarding trades. You will monitor cost to complete, track risks and savings, and report on project performance.
You will lead coordination between consultants, trades, and internal teams, ensuring all parties meet contractual obligations and timelines. Regular site meetings, schedule reviews, and proactive problem solving will be key to keeping the project on track.
You will also play a key role in resolving constructability issues, managing changes and extras, maintaining documentation, and ensuring alignment between construction progress and occupancy timelines.
Post-Construction
You will lead the project through occupancy and closeout, ensuring deficiencies are addressed and turnover is completed smoothly.
This includes coordinating with customer care, supporting sales where required, ensuring internal audits are completed, and facilitating a clean transition to the condo board.
Qualifications
5+ years of experience as a Project Manager in residential construction
Strong experience on high-rise residential projects preferred
Proven ability to manage full-cycle construction projects
Strong understanding of budgeting, scheduling, and cost control
Experience managing consultants, trades, and tendering processes
Ability to identify risks and proactively implement solutions
Strong leadership and communication skills
Compensation
$140,000 – $170,000 base salary (depending on experience)
