Our client, a privately held real estate company based in Calgary is seeking an entrepreneurial, results oriented SVP, Commercial Properties. Senior Vice President, Commercial Properties The Senior Vice President, Commercial Properties will identify opportunities to increase net operating income, improve marketability, strengthen asset performance, streamline operations, evaluate redevelopment opportunities, and support strategic decision-making at the ownership level for a portfolio of office and industrial properties in Alberta. This position is ideal for a highly ambitious, entrepreneurial professional who wants the opportunity to make a visible impact, work directly with ownership, and build a proven track record of value creation within a substantial real estate portfolio. Duties and Responsibilities Develop and execute strategies to maximize asset value and portfolio performance; Analyze NOI, cash flow, valuation metrics, and market positioning; Identify opportunities to increase revenue, reduce operating costs, and improve asset performance; Evaluate repositioning, redevelopment, refinancing, and disposition opportunities; Prepare actionable recommendations supported by thorough financial and operational analysis; Evaluate capital expenditures and projected returns; Provide high-level guidance for optimizing and facilitating lease negotiations; Lead the leasing and asset management team; Review terms in legal transaction documents, highlight key considerations and propose high-level recommendations; Investments & Strategic Initiatives Lead transaction execution and strategic negotiations; Identify improvements that maximize marketability and realized value; Coordinate due diligence, consultants, brokers, contractors, and stakeholders; Operational Improvement & Leadership Work closely with and lead internal and third-party property management teams, building relationships, motivating, guiding and positioning team for success; Establish accountability measures, reporting standards, and performance metrics; Improve systems, processes, and operational efficiency across the portfolio; Reduce organizational dependency on key individuals through documentation and scalable processes; Strategic Analysis & Reporting Prepare portfolio reviews, asset evaluations, and strategic recommendations; Present clear options, supporting analysis, and implementation plans to ownership; Translate high-level direction into measurable action plans and results. Qualifications The successful candidate will possess 10-15+ years of progressive experience in real estate asset management, acquisitions, development, investment analysis, or portfolio management; a strong understanding of commercial real estate valuation, leasing, asset repositioning and capital planning; demonstrated success improving NOI, asset value, occupancy, and investment performance for multiple asset portfolios; advanced financial modeling and analytical capabilities, excellent communication, negotiation, and problem-solving skills. The candidate will be a skilled manager, team motivator, strategic thinker with strong business judgement, and entrepreneurial mind-set. An MBA, CFA or CPA are considered an asset.
