About Us
Zigma Homes is a fast-growing residential developer specializing in high-quality, energy-efficient multi-unit infill projects — townhouses, multiplexes, and garden suites. We focus on repeatable, production-style builds with a strong emphasis on speed, affordability, and quality.
The Role
We're looking for a skilled Architectural Technologist to handle plan adjustments, site-specific design, and full permit package preparation for our residential projects. You'll customize our pre-set plans for unique site and landscape conditions, then deliver complete packages to our lead architect and Project Manager, who manage final submissions and tracking.
This is a high-impact role for someone who can work autonomously on fast-moving projects.
Requirements
Key Responsibilities
Adjust and customize standard residential plans for specific site conditions, zoning, and landscape requirements.
Order and coordinate surveys, and incorporate site data into drawings.
Prepare complete building permit submission packages for the City of Toronto, ensuring full OBC and zoning compliance.
Produce detailed construction drawing sets, clearly highlighting differences from the permit set.
Collaborate efficiently with our lead architect and internal team while working independently, without needing support staff.
Maintain a strong track record of successful Toronto residential permit approvals.
Requirements
5+ years of experience as an Architectural Technologist or Designer, focused on residential infill / multi-unit projects in Toronto/GTA.
Proven City of Toronto permitting experience (building permit submissions).
Strong proficiency in Revit, AutoCAD, and construction detailing.
BCIN registration (or eligibility) is a strong asset.
Ability to work independently and deliver accurate, code-compliant packages on schedule.
Portfolio demonstrating adjusted plans, site-specific designs, and successful permit outcomes.
Knowledge of energy-efficient / sustainable building practices is a plus.
Benefits
What We Offer
Competitive salary plus performance incentives.
The opportunity to contribute to scalable, high-volume production building.
Flexible/hybrid work with direct impact on growing projects.
A supportive environment focused on quality, efficiency, and long-term legacy.
