This is a full-time, on-site position for candidates currently located in Edmonton or the surrounding area.
NDura Developments is continuing to expand its portfolio of residential infill and multi-family construction projects throughout Edmonton, and we are looking for an experienced
Site Superintendent
to take responsibility for day-to-day field operations.
This position is ideal for a construction professional who is comfortable leading active job sites, coordinating multiple trades, maintaining schedules, enforcing quality standards, handling inspections, and resolving problems before they impact the project.
You will be the primary on-site representative for NDura and will work closely with our Project Manager, Project Coordinator, subcontractors, consultants, suppliers, inspectors, and other project partners.
The Position
As Site Superintendent, you will oversee construction activities from site mobilization through final completion and turnover.
Your responsibility is to keep each project organized, safe, properly sequenced, and progressing according to approved drawings, specifications, schedules, and NDura's construction standards.
You will manage daily site priorities, coordinate upcoming work, monitor trade performance, document progress in JobTread, and communicate field conditions and project needs to the office team.
Strong residential construction knowledge, leadership, accountability, organization, and practical decision-making are essential for success in this position.
What You'll Be Responsible For
Field Operations and Site Management
Lead daily construction activities on assigned sites from startup through project completion
Manage sequencing, trade activity, productivity, and general site operations
Coordinate subcontractors, suppliers, consultants, deliveries, inspectors, and internal staff
Clearly communicate scopes of work, deadlines, quality standards, and site expectations to trades
Verify that required drawings, materials, equipment, labour, and information are ready before work begins
Keep job sites clean, secure, organized, accessible, and professionally maintained
Identify upcoming site needs and resolve coordination concerns before they interfere with construction
Use construction tools and equipment when appropriate to support site activities
Construction Scheduling
Manage field execution according to the approved construction schedule
Develop and maintain short-range plans for trades, deliveries, inspections, and upcoming milestones
Track progress and recognize potential delays or scheduling conflicts early
Coordinate project priorities and milestone requirements with the Project Manager and Project Coordinator
Confirm subcontractor and supplier commitments and follow up when required
Develop practical solutions when work falls behind schedule or sequencing needs to change
Organize site logistics including deliveries, staging areas, equipment access, waste removal, and trade access
Attend project meetings and provide accurate information regarding field progress and upcoming requirements
Workmanship and Quality Assurance
Verify construction is completed according to approved plans, specifications, applicable codes, manufacturer instructions, and NDura requirements
Review drawings and construction information before each major stage begins
Inspect work regularly and identify problems before subsequent trades are affected
Confirm installed materials, products, and finishes match project requirements
Record deficiencies and make sure corrective work is completed promptly
Require subcontractors to address incomplete, defective, or non-compliant work
Coordinate deficiency inspections, walkthroughs, final corrections, and project closeout activities
Field Decisions and Issue Resolution
Address day-to-day construction challenges while protecting schedule, quality, and project cost
Identify discrepancies between drawings, site conditions, specifications, and trade requirements
Work with subcontractors, consultants, suppliers, and the internal project team to develop workable solutions
Bring significant design, scope, cost, or scheduling concerns to the Project Manager
Make appropriate field decisions within the responsibilities and authority of the Superintendent role
Follow through on unresolved issues so small problems do not become larger project delays
Safety and Regulatory Compliance
Maintain and promote safe working practices on all NDura job sites
Hold subcontractors and site personnel accountable for compliance with company requirements and Alberta occupational health and safety standards
Perform routine site safety reviews and correct unsafe conditions
Arrange and coordinate municipal, utility, consultant, and third-party inspections
Verify that required permits, inspection documentation, approvals, and project records remain current
Ensure construction follows approved drawings, applicable codes, specifications, and municipal requirements
Maintain appropriate signage, housekeeping, access controls, and emergency procedures
Immediately communicate accidents, hazards, compliance concerns, failed inspections, or other serious site issues
Daily Reporting and Project Records
Prepare complete and accurate daily site reports using JobTread
Document site progress, subcontractor attendance, deliveries, weather conditions, inspections, deficiencies, delays, and important events
Upload current project photos, reports, notes, inspection documentation, and other relevant information
Keep the Project Manager informed of important site developments
Document site instructions, trade concerns, outstanding decisions, and issues affecting the project schedule
Maintain reliable field records throughout construction and closeout
Teamwork and Professional Communication
Coordinate closely with the Project Manager and Project Coordinator to maintain alignment between field and office activities
Communicate clearly and professionally with subcontractors, suppliers, consultants, inspectors, clients, neighbours, and other project stakeholders
Establish clear expectations while maintaining productive working relationships on site
Participate in project planning sessions, construction meetings, and schedule discussions
Provide timely and accurate information from the field to the project team
Develop strong working relationships with dependable subcontractors and suppliers
Represent NDura professionally at every project location
Experience and Qualifications
We are looking for someone who brings:
A minimum of five years of progressive experience in residential construction
Previous experience as a Site Superintendent, Site Supervisor, Construction Superintendent, senior foreman, or similar residential field leader
Experience overseeing residential projects through multiple stages of construction
Strong familiarity with residential infill, townhomes, multi-family housing, or comparable construction
Demonstrated experience supervising subcontractors and coordinating multiple trades
Solid knowledge of construction sequencing, scheduling, building systems, and site logistics
Ability to understand and work from architectural, structural, mechanical, electrical, and civil drawings
Working knowledge of residential building codes, inspections, safety requirements, and quality-control practices
Strong organizational, troubleshooting, and decision-making abilities
Confidence managing subcontractor performance related to quality, timing, safety, and completion
Clear verbal and written communication skills
The ability to work effectively with both field personnel and office-based project teams
Familiarity with JobTread, Buildertrend, Procore, or comparable construction-management platforms
Comfort using smartphones, tablets, email, Microsoft Office, and cloud-based construction systems
A valid Alberta Class 5 Driver's Licence and dependable transportation
Current First Aid certification is preferred.
Construction-related education, trade certification, or a diploma or degree is considered an asset, although substantial relevant field experience may be accepted in place of formal education.
