About the Role
The Property Manager plays a key role in driving the financial and operational success of a residential portfolio. Youll be responsible for delivering best-in-class property management while building strong tenant relationships and maintaining the high standards of the Arbutus brand.
What Youll Do
As a Property Manager, you will:
Operations & Tenant Experience
Oversee day-to-day property operations and serve as the primary point of contact for residents
Build strong tenant relationships and ensure a high level of satisfaction and retention
Respond to inquiries and resolve concerns promptly and professionally
Coordinate move-ins, move-outs, inspections, and suite transfers
Leasing & Occupancy
Manage leasing activities including marketing, showings, and application processing
Prepare and execute lease agreements and renewals
Maintain strong occupancy levels with qualified residents
Provide insights to improve leasing strategies and marketing efforts
Financial Performance
Prepare and manage operating budgets and monitor financial performance
Track revenues, expenses, and NOI targets
Collect rent and maintain accurate financial records
Contribute to financial reporting and forecasting
Maintenance & Property Care
Oversee maintenance programs and ensure timely, cost-effective repairs
Coordinate contractors and service providers
Conduct regular site and annual building inspections
Ensure properties are safe, clean, and well-maintained
Compliance & Administration
Ensure compliance with the Residential Tenancies Act and all applicable regulations
Maintain accurate documentation and records
Collaborate with internal teams including leasing, accounting, and construction
Participate in special projects and continuous improvement initiatives
What You Bring
3+ years of property management experience
Strong knowledge of property management systems (Yardi experience is an asset)
Intermediate proficiency in Microsoft Office
Excellent communication and customer service skills
Strong organizational and time management abilities
A proactive, solutions-focused mindset
Valid drivers license and access to a vehicle
