Job Summary We are seeking an experienced Property Accountant to handle full-cycle accounting for a dedicated portfolio of condominium properties. In this role, you will be responsible for everything from daily transactional processing to generating monthly financial packages for Board review. You will work closely with our Property Managers to ensure that our communities remain financially sound and fully transparent. Key Responsibilities Full-Cycle Accounting: Maintain complete financial records for a assigned portfolio of properties, including General Ledger maintenance, bank reconciliations, and journal entries. Financial Reporting: Prepare and compile comprehensive monthly financial packages (Balance Sheets, Income Statements, Variance Analysis, and Aged Accounts Receivable) for review by Property Managers and Board Directors. Accounts Receivable (AR): Oversee the collection of common element fees, process pre-authorized payments (PAD), handle returns/NSFs, and coordinate with legal counsel regarding lien placements for overdue accounts. Accounts Payable (AP): Review, verify, and process utility invoices, contract payments, and maintenance expenses, ensuring proper general ledger coding and timely disbursements. Budgeting & Year-End Audit Support: Assist Property Managers in preparing annual operating budgets. Gather documentation, reconcile reserve funds, and act as the primary point of contact for external auditors during year-end financial audits. Qualifications & Skills Education: Degree or Diploma in Accounting, Finance, or a related field. Enrollment in or intent to pursue a CPA designation is a strong asset. Experience: 2 to 4 years of full-cycle accounting experience, specifically within property management or condominium accounting in Ontario. Industry Knowledge: Solid understanding of accounting principles relating to reserve funds, common element assessments, and the financial requirements of the Condominium Act of Ontario . Software Skills: Proficiency in cloud-based property management/accounting systems (e.g., Yardi, Jonas, Condor, or similar) and advanced skills in Microsoft Excel. Attributes: Exceptional attention to detail, strong organizational skills to manage multiple property deadlines, and the ability to explain financial data clearly to non-financial managers.
