Job Title: Journeyman Plumber – Commercial Tenant Improvements (Lead Role)
Job Description
This role focuses on full-scope plumbing for commercial tenant improvement projects in existing buildings. You will install, modify, and refurbish plumbing systems and fixtures from start to finish, including kitchens, washrooms, and mechanical systems. As a journeyman plumber, you will also lead small to medium-sized projects, supervise field crews, and ensure work meets safety, quality, and code requirements.
Responsibilities
Perform full-scope installation, modification, and repair of plumbing and piping systems for commercial tenant improvement projects.
Install and modify domestic water, storm, sanitary, hydronic, natural gas, medical gas, and laboratory gas systems.
Tear down, refurbish, and reinstall plumbing equipment such as kitchenettes, kitchens, showers, washrooms, sinks, toilets, and related fixtures.
Remove and install new piping systems, including cast iron, copper, and stainless steel, as well as domestic water lines and vent stacks.
Lead and supervise field project teams of approximately 2–10 workers, including apprentices and laborers, while remaining hands-on with the work.
Run small to medium-sized commercial tenant improvement projects from start to finish, ensuring schedules and quality standards are met.
Coordinate and manage subtrades to ensure smooth project execution and integration with other disciplines.
Supervise on-site activities to ensure compliance with safety regulations, building codes, and company quality standards.
Read and interpret blueprints, specifications, schematics, and project documents accurately to guide layout and installation.
Ensure proper installation of all new equipment and systems in accordance with plans, codes, and manufacturer requirements.
Communicate regularly with Project Managers regarding project progress, site issues, and requests for information (RFIs).
Conduct ongoing quality control inspections throughout the project lifecycle to identify and resolve deficiencies.
Prepare detailed reports on project status, performance, and any issues affecting schedule, cost, or quality.
Maintain a professional and presentable demeanor while working in occupied commercial spaces around business tenants.
Follow all company safety policies and procedures and promote a safe work environment for the crew.
Essential Skills
Minimum 5+ years of plumbing experience in commercial, institutional, or high-rise environments.
At least 1+ years of lead experience running commercial tenant improvement (T.I.) projects.
Red Seal Plumber certification (required for permitting and signing off work).
Strong, well-rounded plumbing skills including drainage, heating, rough-in, and finishing.
Proven ability to read and interpret blueprints, specifications, and schematics accurately.
Experience leading and supervising field crews on commercial construction projects.
Proficiency with construction management software such as ProCore, Bluebeam, and Primavera P6.
Excellent communication skills for coordinating with project teams, subtrades, and site stakeholders.
Valid driver’s license with a clean driving record and reliable transportation to get to various project sites.
Ability to pass criminal background checks when required by specific projects.
Demonstrated reliability, strong work ethic, and pride in workmanship.
Ability to take initiative and work independently while managing a team.
Professional, presentable appearance suitable for working in occupied commercial buildings.
Additional Skills & Qualifications
Gas ticket is an asset.
Additional years of commercial plumbing and leadership experience are considered a strong advantage.
Experience specifically in commercial tenant improvement projects in downtown and airport-area environments.
Strong problem-solving skills and the ability to address site issues efficiently.
Eagerness to learn and continuously improve technical and leadership capabilities.
Demonstrated reliability and consistency in attendance and performance.
Willingness to work occasional overtime when required by project demands.

Work Environment
Work takes place in existing commercial buildings and infrastructure, primarily on commercial tenant improvement projects in areas such as downtown Vancouver and the Richmond/airport region. The environment is fully commercial with no residential work, and you will often operate in occupied spaces around business tenants, so a professional and presentable appearance is important. Typical hours follow a first-shift schedule, with start times around 7:00–7:30 a.m. and an 8-hour workday, commonly 7:00 a.m. to 3:30 p.m., Monday through Friday, with overtime as required based on project needs. The role is hands-on and field-based, involving regular use of plumbing tools, materials such as cast iron, copper, and stainless piping, and construction management software including ProCore, Bluebeam, and Primavera P6. The culture emphasizes a work-hard, play-hard approach, and employees receive company-provided uniforms (pants, shirts, jackets, sweatshirts) to maintain a consistent, professional dress standard on site.
