Vacancy Status: Current Opportunity
About the Role
The Manager of Real Estate Transactions works closely with the VP to advance the deal pipeline from origination through closing taking ownership of underwriting, due diligence coordination, and contract execution while operating within a clearly defined mandate and escalating key decisions appropriately. The role also plays an active part in managing RFP responses and new business pursuits, ensuring Broccolini is well-positioned on competitive opportunities. Beyond transactions, the Manager supports ongoing asset management activities, serving as a point of continuity between deal closing and the operational life of the asset.
What You'll Do
Transactions & Investments
Source, evaluate, and advance industrial acquisition, development, and disposition opportunities across Ontario.
Support the management of the transaction pipeline, including opportunity tracking and market intelligence.
Prepare financial models and investment analyses, including pro formas, IRR, equity multiple, residual land value, and sensitivity analyses.
Assist in preparing investment committee presentations and recommendations.
Contract Negotiation & Deal Execution
Coordinate and support the negotiation of purchase agreements, leases, development agreements, and other transaction documents.
Work closely with internal teams, external legal counsel, brokers, and business partners to move transactions efficiently from start through closing.
Review lease documentation and ensure commercial terms align with market standards and Broccolini's objectives.
Prepare and coordinate responses to RFPs and strategic development opportunities.
Due Diligence
Manage environmental, title, survey, zoning, servicing, municipal approval, and property condition reviews.
Conduct lease abstraction, tenant covenant analysis, and investment risk assessments.
Identify key risks and provide recommendations to support investment decisions.
Presentations & Reporting
Prepare investment memoranda, executive presentations, and reports.
Translate financial and transaction information into clear business recommendations.
Recurring updates to leadership on active transactions, timelines, and risk flags
Relationship Management
Build relationships with brokers, municipalities, consultants, institutional partners, and industry stakeholders.
Represent Broccolini professionally and contribute to market intelligence and deal flow.
Support leasing discussions and maintain positive relationships with existing and prospective tenants.
What You Bring
Minimum 5 years of experience in commercial real estate transactions, acquisitions, development, or investment.
Strong understanding of the Ontario industrial real estate market.
Experience preparing financial models and investment analyses.
Excellent negotiation, communication, and presentation skills.
Strong business acumen and attention to detail.
Ability to manage multiple priorities in a fast-paced environment.
Strong relationship-building and networking skills.
High level of professionalism, initiative, and sound judgment.
