Overview
REAL is a leading entertainment and event venue managing one of the most versatile connected spaces in North America. The Manager, Fixed Assets & Maintenance will work with the Director, Asset Protection & Deliverables to lead repair, maintenance, preventive maintenance programs, and ensure facilities remain safe, reliable, and operational.
Responsibilities
Develop and implement departmental goals, business plans, policies, procedures, and performance measures.
Monitor operational trends, legislation, technology, equipment, and industry best practices to identify opportunities for improvement.
Establish and maintain workplace safety programs, training, and hazard mitigation initiatives.
Lead departmental meetings and collaborate with internal stakeholders to support maintenance services in line with organizational priorities and event delivery.
Translate strategic priorities into operational plans and ensure successful execution.
Oversee the maintenance of facilities, infrastructure, utilities, mechanical, electrical, HVAC, ammonia plant, and control systems.
Manage the computerized maintenance management system (CMMS), preventive maintenance schedules, work orders, inspections, and asset records.
Plan, schedule, and coordinate maintenance activities to minimize operational disruptions while maximizing asset life.
Monitor maintenance performance through reports, inspections, and key metrics.
Develop and manage operating and capital budgets, forecasts, and expenditure controls.
Monitor departmental financial performance and recommend adjustments as required.
Review invoices, ensure timely billing, and follow up on outstanding receivables in collaboration with Finance.
Recruit, train, coach, develop, evaluate, and manage employee performance, scheduling, discipline, and compensation.
Promote employee engagement, succession planning, and workforce development.
Foster a culture aligned with REAL’s values, safety standards, and business conduct expectations.
Perform additional duties as needed.
Requirements
Bachelor’s degree in Civil, Mechanical, Electrical, or Building Systems Engineering, or a Red Seal Journeyperson certification in Electrical, Millwright, HVAC, Carpentry, or Plumbing.
A 5th Class Power Engineer certification is preferred.
Minimum five (5) years of experience operating and maintaining building systems, including HVAC, electrical, refrigeration, and boiler systems, with demonstrated experience leading, supervising, or coordinating maintenance teams.
Project management training, certification, or an equivalent combination of education and experience is considered an asset.
Proven ability to work effectively in a fast‑paced, complex operational environment while managing multiple priorities.
Experience working in a unionized environment is considered an asset.
Knowledge, Skills, and Abilities
Knowledge of building maintenance standards and processes.
Knowledge of relevant construction law and building codes.
Knowledge of operating and maintaining HVAC, electrical, refrigeration, and boiler systems.
Ability to read and interpret mechanical, electrical, architectural, and structural drawings.
Excellent leadership skills with proven ability to lead and motivate team members.
Proven decision‑making and analytical skills for budget development with strong financial acumen.
Demonstrated proficiency in managing multiple, complex priorities within demanding timeframes.
Strong time‑management skills and a proven track record of delivering quality results with attention to detail.
Computer proficiency required, including advanced Excel, Word, Outlook, and related applications.

In addition to a permanent full‑time position, the role is Monday–Friday, 8:00am–5:00pm. Call‑out outside regular hours and evening shift guidance may be required.
