Dream’s Property Management team is currently looking for an Assistant Property Manager to support our Downtown Operations team. This role will require strong experience in anticipating the needs of tenants, building relationships and with a keen attention to detail. What are your characteristics and attributes? What will you do? Below are some of the primary responsibilities you will be taking on in this role: With the guidance of the Property Manager, establish and maintain a professional working relationship with tenants by responding to all requests in a prompt and courteous manner; Monitor DreamPlus as required and dispatch requests to Operators; Maintain insurance binders for designated properties and ensure tenant insurance certificates are current, compliant, and in accordance with the relevant terms of the lease; Assist with the preparation of tenant communication; Assist as necessary in the coordination and administration of property initiatives, including sustainability and environmental initiatives, building maintenance and repairs programs, capital improvement projects, and leasehold improvements; Assist in the co-ordination of the emergency response and fire warden training for each property; Assist Property Manager in the administration of building service contracts; preparation of tender and standard service agreements as necessary; Maintain all necessary databases for portfolio, including tenants, contracts, service providers, and emergency contact information; Assist the Property Manager in the efficient administration of the parking facility inventory; Coordinate tenant events and initiatives, including health and fitness programs, charitable fundraising opportunities, building social events, and special celebrations; Actively participate in the annual operating and corporate budgeting process and monthly financial reporting; Monitor the A/R and work with the Property Manager to ensure prompt payment of all tenant charges; Participate in internal meetings and maintain necessary forms re Capex and Leasing Commitments; and Provide support and back up in the entering of purchase orders, processing of payable invoices, and manual billings. Experience in commercial property management; demonstrated proficiency in lease and contract interpretation; Proficient in Microsoft Office: Excel and Word; and Experience in Angus Systems Tenant Services Request and JD Edwards Enterprise One systems would be an asset. Join us and make a difference. Total Rewards @Dream This is a regular, full-time position with a base salary range of $60,000-$75,000. In addition to base salary, the role is eligible for a performance-based bonus and a comprehensive benefits package, which includes paid vacation and personal days, flexible benefits, mental health resources, access to perks and discounts, professional development support, and team-building and social events. Compensation is determined based on several factors, including relevant experience, total years of experience, industry experience, education, and professional designations.
